  1. Go to Maricopa.gov (print/copy/paste these steps before clicking on this link)
  2. On the left side under "Quick Links," click on "Recorded Docs."
  3. When the new window opens, SKIP the fields asking for recording #, business name, last name, first name or middle initial
  4. Instead, you need to to choose from the “Document Code” drop-down menu a specific type of document called a “Notice of Trustee Sale” or “N/TR Sale”.
  5. Then, choose a date range. Keep your date range as short as possible because there are tens of thousands of properties in foreclosure
  6. Then, click search
  7. A new window will open up which will list all properties in foreclosure within your date range
  8. To view the property info, click any recording number which will open a new window.
  9. On this new page, make certain that the PDF button is marked. DO NOT CLICK
    "Buy Document." Instead, scroll to the far top right of the page & click the number
    above "View Unofficial."
  10. Now you can view the foreclosure document which will list the property address,
    owner's name, original amount owed, lender info & auction date/location.

So, there you have it ….. access to free and unlimited lists of Surprise Arizona area properties in foreclosure! Keep in mind that these properties just entered the foreclosure process. They are not yet bank owned (REO). But this is the same way that those "foreclosure websites" get their info from but make you pay for it. HOW TO BUY THESE FORECLOSURES

The balance is then due in CASH by 5pm the next business day & you must buy the auction property in AS-IS condition without any inspections, and evict the previous owners & any occupants.
